HVAC Maintenance For Your North Dallas Apartment Building

4/26/2021 (Permalink)

If your maintenance staff is a bit overwhelmed these days, SERVPRO is here to help to protect your HVAC units while keeping your utility costs low.

Put simply, the goal of HVAC maintenance for your apartment buildings is to get the most life out of your systems. Replacement of air conditioning and heating is very expensive and can easily cut into your investment property profits, so you want them to stay operational as long as possible.

SERVPRO is here to help commercial property owners and maintenance managers keep their apartment properties in great shape. We offer HVAC duct and vents cleaning services to improve the air quality, reduce stress on the overall system, and maintain your utility costs.

Monthly Filter Replacement

While the label on a 1-inch air filter may say that it can last up to three months, heating and air conditioning experts say that it should be replaced about once per month. While the assumption about an air filter is that it manages air quality, this device does more to protect the unit.

When a filter is full to the point that obstructs the airflow, this puts stress on the system causing it to “run hard” and thus shortens the lifespan of the system. This leads to increased use of electricity and raises utility costs.

While some landlords leave it up to the tenants to replace their own filters, you might consider doing this for them as a courtesy. Because the HVAC system belongs to you (and not your renters), it’s in your best interest to protect your investment with well-timed filter replacement.

When to Do Yearly Maintenance

Other HVAC maintenance tasks are done once per year, or sometimes twice a year. According to an experienced HVAC tech-based in Texas, the ideal time to address these items is in the spring when the temperature is above 75.

Wash Down Outdoor Units

The outdoor units should be cleaned once per year to preserve the fan motor. When the fan is too dirty, this causes it to overheat and over amp which affects its performance. For the best energy savings and efficiency, it’s good to clear out any debris once per year.

Have a Technician Check Refrigerant Levels

Is the unit running but not cooling? This could be a sign of a refrigerant leak. Even with no change in performance, it’s still a good idea to have a professional check the levels. The system may be due for a recharge or show signs of a developing leak issue.

Check Drain Lines

Condensation needs a place to go, so that’s why there are air conditioning drain lines connected to your plumbing system. Clogs in a condensate line can cause water damage, so you’ll want to check on this at least once a year to make sure it’s draining properly.
